Power washing is not a tool. It is a category of work, and the pressure setting matters more than the equipment. Vinyl siding gets a low setting and a wide fan because high pressure pushes water under the seams. Concrete drives get a high setting and a narrow fan because the surface is forgiving and the stain is not. Stained decks get a soft wash and a cleaner, not a pressure that strips the wood fiber. We match the setting to the surface.
Most of our power washing is the first step of an exterior repaint. Paint will not stick to chalking, mildew, pollen, or last summer's algae. Washing the surface is the difference between paint that lasts five years and paint that lasts ten. We do not skip it on paint jobs.
Stand-alone power washing is also a service. Spring cleanups, pre-listing curb appeal, and post-construction concrete washes are all jobs we take. The estimate is itemized so you know what surface we are cleaning at what setting with what cleaner.
Cleaners and biocides where mildew is the issue, hot water where grease is the issue, and surface cleaners for large flat concrete are all in the truck. We use what the job calls for.
Materials and process
Pressure matched to surface. Vinyl and aluminum siding get low pressure. Brick gets medium with a cleaner. Concrete gets high with a surface cleaner. Stained wood gets a soft wash with a wood-safe cleaner.
Cleaners and biocides where needed. Sodium hypochlorite kills the mildew that water alone leaves behind. Sodium percarbonate handles the wood. The right chemistry is matched to the right organism.
Drying time before paint. If we are prepping for paint, we let the surface dry to the moisture content the paint specs call for. Painting wet siding is a callback waiting to happen.

What surfaces do you power wash?
Siding, brick, concrete driveways and walks, decks, patios, and fences. We match the pressure and technique to the surface so we clean off the dirt, mildew, and chalking without driving water behind siding or gouging soft wood.
Is power washing required before exterior painting?
For most exterior repaints, yes. A clean, sound surface is what lets new paint actually bond. We wash the exterior as part of prep so the coating goes on over a surface that will hold it, not over dirt and chalk.
Will power washing damage my siding or wood?
Not when it is done right. We adjust pressure for the surface and use the correct angle and distance, and on delicate surfaces we use a softer wash. The goal is a clean surface, not a blasted one. We protect plantings and fixtures before we start.
Can you remove mildew and green growth from my house?
Yes. The shaded north side of a home in Hamilton County often grows mildew and green film. We wash it off and, where helpful, treat the surface so it stays cleaner longer. If it is tied to a moisture issue we will point that out.

Yes. Taylor looks at the surfaces, notes what each needs, and writes an itemized estimate the same business day. The estimate matches the invoice.
